Job Summary
The Real Estate Coordinator will advance Habitat’s mission and organizational goals through land acquisition analysis and site development. A key focus will be assisting in securing real estate opportunities and overseeing rehabilitation efforts for Empower Investments, LLC, a subsidiary supporting Milwaukee Habitat for Humanity (MHFH).
Responsibilities
Contract Diligence:
Prepare site assessments and feasibility reports for single lot and potential subdivision projects.
Coordinate due diligence efforts with the Real Estate Development Manager, ensuring timely tracking of key milestones.
Manage annual exemption and monthly property insurance reports, and other related property management / administrative tasks.
Real Estate Acquisition:
Assist in the land acquisition process, from initial municipal inquiries to final purchase.
Maintain an up-to-date database of city-owned lots by neighborhood, ensuring accurate tracking for land acquisition efforts.
Develop opportunities for off-market real estate: Utilize various channels such as online marketing, list generation, networking, referrals, direct mail, and proactive property scouting ("driving-for-deals") to identify potential real estate opportunities.
Site Development:
Manage all necessary permit and utility applications as required by the municipality and WE Energies.
Oversee the Certified Survey Map (CSM) process, from application to approval, ensuring all legal and zoning requirements are met.
Contribute to site design, layout, and house model selection.
Project Management:
Assist in the oversight of property renovations, ensuring adherence to timelines, budgets, and quality standards.
Qualifications
Education:
High school diploma or equivalent required.
College degree preferred.
Knowledge, Skills, and Abilities:
Land development or real estate experience preferred.
Experience with single-family home construction techniques.
Experience scheduling and managing contractors.
Knowledge of the Universal Dwelling Code.
Valid Wisconsin driver's license and good driving record.
Strong organizational and project management skills to manage and meet deadlines.
Experience with Microsoft Office and Google products.
Attention to detail to ensure the accuracy and completeness of assignments.
Strong communication skills and ability to work well with all staff and volunteers.
Ability to move about rough terrain at construction sites.

Compensation:
$20 - $23 per hour based upon experience
Hourly / Non-Exempt
Schedule: Full-Time, Monday – Friday
